"1 building, 1 artwork": Eiffage Immobilier and Emerige deliver a new program and an artwork in St-Denis

With a retail outlet attached to the project, "14 Ornano" is bringing a new dynamic to Saint-Denis (Paris Region): in addition to allowing local residents to return to the city centre for medium-sized stores, the programme is located in the Greater Paris development zone, where the future line 15 will be accessible and where the Paris Games will take place. With an artwork installed in the building as part of the "1 building, 1 artwork" charter, Eiffage Immobilier is reiterating its commitment to the arts and contributing to the quality of life of the residents.
 

Adjacent to the Pleyel Tower in Saint-Denis, the program is part of the city's desire to renew its housing offer and develop local shops. It consists of 53 housing units for first-time buyers, 71 intermediate rental units delivered to IN'LI, a ground floor shop of more than 1,200m², and parking spaces.
 
The project consists of 6 buildings with a total of almost 8800sqm of rental space up to 13 floors, built around an alleyway linking Boulevard Ornano to Boulevard Anatole France. The flats located on the roof of the commercial space have a private garden.
 
Designed by architect PHILIPPON KALT, the programme was developed in collaboration with Eiffage Construction Résidentiel. One of the complexities of the project was the configuration of the neighbouring buildings and the already dense urban fabric. At the heart of the buildings is a central island with landscaping, which provides a green view to many of the homes. Vegetable tables and composting facilities have also been installed in the common areas, to introduce as many people as possible to growing food in the city!
 
In addition to having access to more than 400 sqm of green spaces, the program is distinguished by its artistic approach. As part of the "1 building, 1 artwork" charter signed with the Ministry of Culture, Eiffage Immobilier has installed a steel artwork created by Robert Schad, which reproduces the spire of the Saint Denis basilica and its nave. The artist's creative intention was to be inspired by the environment, to immerse himself in it and to produce elements reminiscent of it. By depicting the basilica, Robert Schad shows the majestic side of the operation, and its strong relationship with verticalities and tall buildings.
