Eiffage Immobilier today laid the foundation stone of a new real estate complex including a 4* tourist residence and a residence for students and active young people in Vélizy-Villacoublay (78) in the presence of Olivier Bernard, Director Eiffage Immobilier IDF, Michel Dulimon – Vice-President of the Executive Committee of the Arcade Group and Pascal Thevenot – Mayor of Vélizy-Villacoublay.
This operation is located in the heart of the business district Inovel Parc in Vélizy-Villacoublay (78), France’s second main business after La Défense. It brings together more than 1,000 companies, mostly international, including head offices, representing 43,000 jobs.
It is also one of the most important areas in Europe in terms of market mergers with 3 major shopping centres: Vélizy 2, Art de vivre and Usines Center.
This centre of excellence, served by strategic roads, benefits from a dense transport infrastructure network with routes N118 (10 kilometres from Paris), A86 (Orly airport), the tramway line T6 and the RER near Vélizy-Villacoublay.
It is in this privileged context that Eiffage Immobilier carries out a double program consisting of a 4* business tourism residence and a residence for students and active young people; conceived as a unique project, supplementing the existing offer in Vélizy-Villacoublay.
The design was entrusted to the Studios of Architecture Ory & Associés and the realization of the works to Eiffage Construction Résidentiel, for a duration of about 24 months.
The building is designed in 2 distinct bodies of symmetrical buildings, each hosting one of the residences of the project. These homes will be completely autonomous in terms of operation and energy supply. Only access to the parking lot and outdoor spaces will be common.
A 4* tourist residence called “Européa”
The purpose of this tourist residence is to accommodate leisure or business clients who are staying for short or long periods of time (day, week, month or several months), with high-end services (4 stars).
Developed on 7 levels, this residence will have 119 apartments declined from studio to 2 rooms for living areas from 19 to 39 m².
In addition to a reception via a reception hall, a luggage room, a laundry room, a breakfast room (and its office), a fitness room and an aquatic space (swimming pool, sauna and changing rooms) will be at guests' disposal.
The residence has been sold to LMP/LMNP investors and is managed by the recognized NEMEA group with more than 25 years of experience in the management of service residences.
A residence for Students and Active Youth
This program is the relocation of an existing Student and Active Youth Residence in Vélizy, currently located in Place de l'Europe. The residence being built is a strict reflection of the existing one, consisting of 157 rooms and a caretaker’s quarters.
This residence was sold by Eiffage Immobilier to Antin Résidences (Arcade Group), a major player in social housing in Ile-de-France It will be managed by the manager ARPEJ, specialized in the management of student residences, active young people and researchers.
The residency is for NF Habitat HQE certification.
