The 6th Cocoon’Ages® intergenerational residence delivered by Eiffage Immobilier, 18 months after the first residence

6 residences in 18 months, a very fast pace of a residence every 3 months, this is the challenge that Eiffage Immobilier and Récipro-Cité took up by delivering in early October the sixth intergenerational residence Cocoon'Ages® in Pont-de-Metz. This innovative concept meets several essential needs of today’s population, by offering an intergenerational family home that combines an architecture adapted to a range of animation services. This combination of services helps to encourage solidarity, closeness and friendliness among residents and to alleviate situations of fragility.

The operation, which was launched in December 2018 and the first stone laid in April 2019, is located in Pont-de-Metz, a municipality bordering Amiens. It represents a real opportunity for the city to attract young and old in an intergenerational residence, which encourages exchange, sharing and conviviality.

Delivered at the end of September to the social landlord Société Immobilière Picarde, this residence Cocoon'Ages was imagined by the agency Arcana, and realized thanks to our various territorial partners (Amiens Métropole and the City of Pont-de-Metz), studies and works (Cerqual and Socotec) and Récipro-Cité, an actor of living together with whom we have developed the Cocoon'Ages offer. This 6th residence shows the strength of our common work.
 
59 dwellings from T2 to T4 spread over 2 buildings and representing more than 3600m² constitute the residence, whose architecture is integrated with the surrounding constructions, mainly houses of single dwellings.

The construction work was preceded by a demolition phase of a former OPF plant which produced mainly mechanical parts for the aeronautics and rail sector. The site being polluted, one of the challenges on site was to respect a specific protocol for its operating mode: to ensure that the various works did not impact the quality of groundwater and in accordance with the requirements of the hydrogeologist, our teams carried out monthly analyses throughout the construction project. Thus, the water tables around the operation, certified NF HABITAT HQE - RT2012, have been protected.
 
Congratulations to the teams for their quality work, which now allows new residents and the manager-animator to be already installed in their new cocoon.
