Eiffage Immobilier in Poland secures the urban regeneration of a former tram depot site in Poznań

Eiffage Immobilier in Poland undertakes the transformation of the former tram depot site in the Jeżyce district of Poznań. Currently vacant, this site will undergo an urban rehabilitation and repurposing project that including residential units, retail outlets and offices. The project seeks to blend contemporary architecture with the historical character of the site.

A former tram depot in the process of transformation

The site on Gajowa Street is the oldest tram depot in Poznań. Commissioned more than 130 years ago, it ceased operations in 2010 following the departure of the last tram. The project envisages the construction of two new residential buildings and the renovation of the main depot building, as well as that of the adjoining historic structures. The work will be carried out by Eiffage Construction.

“Eiffage Immobilier strives to develop projects that fit seamlessly into the existing urban fabric, while respecting the identity of the location,” explains Tymon Nowosielski, President of Eiffage Immobilier Poland. “The challenge is to create a pivotal destination for Poznań, set to become an attractive space for residents and visitors alike.”

The core element of the development is based on the repurposing of the former tram depot’s main building. More than 5,300 m² of usable floor area will be developed to accommodate restaurants, retail outlets and a market hall. Part of the building will also be converted into office space. The two historic buildings on the plot will be fully renovated.

A residential development integrated into the historic site

The development will offer nearly 230 flats, ranging from studios to five-room units, designed with high-quality, contemporary finishes. The exterior surroundings will integrate landscaped areas, urban furniture and bicycle parking facilities, along with a green roof.
Construction of the first residential building, comprising 96 flats, is set to commence in the second quarter of 2026, with delivery anticipated between late 2028 and early 2029. Delivery of the second building, comprising 131 flats, is scheduled for late 2027 - early 2028.
