Eiffage Immobilier delivers the Bois des Metz residence, a mixed transformation project that breathes new life into four 1980s office buildings to create 59 affordable homes, 16 homes under a Solidarity Real Estate Lease with the Yvelines Solidarity Land Office and a business space.

Located at 94 rue Albert Calmette in Jouy-en-Josas (78), the Bois des Metz residence is part of an urban regeneration project based on enhancing the value of existing buildings. The project involves converting four office buildings into 75 apartments, representing a total surface area of 5,426 m², to which a commercial space will be added on the ground floor.

This project is based on a real estate structure involving several partners:
•    a building lease with Foncière de la Transformation Immobilière, the owner of the asset,
•    a VEFA (off-plan sale) of 59 dwellings with I3F (including 7 PLUS dwellings and 52 LLI dwellings),
•    16 homes under a Solidarity Real Estate Lease agreement with the Yvelines Solidarity Land Office.

This BRS operation allows for more accessible access to property ownership for households, thanks to this innovative system that separates land from buildings.
Designed by DGM Architecture and built by Eiffage Construction, the residence offers apartments from T1 to T5, all extended by balconies or terraces.

Ideally located on the edge of the forest, close to the A86 and the RER C station, it offers a pleasant living environment, between nature and soft mobility.

The transformation of the buildings was accompanied by a significant environmental initiative:
•    Timber-framed extension on two buildings, supplied by Savare .
•    Reuse of materials,
•    Installation of a Neutral IT digital boiler for preheating domestic hot water,
•    Target certifications: NF Habitat HQE – Very High Performance level and RE2020.

As part of the "1 building, 1 artwork" charter, the residence also hosts Canopée , a creation by the artist Manon Damiens, which enriches the identity of the place.
